Mortgage Tips for International Buyers

I have heard that it is difficult to find a lender; where do I start looking?

I have had success securing loans for my international clients.  Start your research here:

1.  Look for a lender in your home country willing to finance a home in the U.S.

2.  Contact large U.S. lenders inquiring about mortgage products for international buyers.

3.  It is common to obtain an Adjustable Rate Mortgage from a local lender for 2 years until you acquire credit in the states.  Then you can refinance to a conventional loan with less risk and a lower interest rate.

What do I need for a U.S. loan application?

Being prepared with the right documents can expedite the mortgage pre-approval process.  If possible obtain a pre-approval from a lender prior to coming to the states, but at the least bring the following documents with you when you are searching for homes:

  • Total compensation statements for the past 2 years
  • Pay stubs for the past 2 months
  • A bank statement for the past 30 days
  • A copy of a sales contract from your current home
  • Yearly tax assessments
  • Past credit reports
  • Passport
  • Visa
  • Driver’s license
  • Letter from employer confirming U.S. employment and salary
  • Plan on a substantial downpayment (20-30% of the sale price)
