Waterproofing your basement
Many unfortunate folks in our area have experienced devastation from the massive flooding. If you are one of them, my heart goes out to you! If you are like so many others that I have talked with in the past few days that just got water in your basement, here’s some help!
There are many fixes for water in the basement from expensive dry basement systems and sump pumps, which do a bang up job if you get significant water. But there are many other inexpensive fixes that you might want to try first. I always recommend to my buyers to consider these fixes prior to moving into the basement area:
- Clean the gutters regularly
- Make sure the downspouts are dumping the water away from the foundation
- Keep the ground around the foundation sloped away from the house
- Fill all cracks in the foundation
- Seal the basement walls with Dry Lock paint.

5 Factors That Decide Your Credit Score
Credit scores can be from 200 – 800. A 620 or more is desirable for getting a mortgage. What can affect your credit score?
1. Payment History: Did you pay your credit card on time? If you were late, how late? Bankruptcy filing, liens, and collections also impact your history.
2. Debt: If you owe large sums of money on many accounts, it can show that you are overextended. However, it’s a good thing to have a good proportion of balances to total credit limits.
3. Credit History Length: In general, the longer you have had accounts opened, the better. The average person has an oldest obligation of 14 years old, showing that he/she has been managing credit for a while. Only 1 in 20 consumers have credit histories <2 years.
4. New Credit Amounts: New credit, either installment payments or new credit cards, are considered more risky, even if you pay them promptly.
5. Credit Types: Generally, it’s desirable to have more than one type of credit such as installment loans, credit cards, or a mortgage.

Lender Checklist
A mortgage lender can generally do a pre-approval over the telephone, but the more information that you can provide will help in securing a mortgage.
- W-2 forms — or business tax return forms if you’re self-employed — for the last 2-3 years.
- Copies of pay stubs
- Credit card account numbers and any outstanding balances
- Copies of bank statements for the past 2-3 months
- Lender, loan number, and amount owed on other loans
- Previous addresses for the last 5-7 years
- Copies of investment statements for last 2-4 months
- A list of any major assets of value
- Documentation to verify additional income, such as child support or a pension.
- Copies of your federal & state tax forms for the last 2-3 years
